My AirBNB Listing Strategy

When I think about my favorite vacations (any Oahu fans out there?), I can't help but think about how they've impacted the way I list homes for my clients.

Keep reading to see what I've learned through scrolling Airbnb and what lead me to not only book once, but want to book again every year after.

My Airbnb strategy for listing homes will not only have you wanting to order your favorite cocktail and sit by the pool (can I join you?), but it will hopefully leave you wanting to save this post for future reference so you can call me when it's time to list YOUR home someday!

#1) show up in a search

Not so) fun fact: people take less than .5 seconds when scrolling a website to decide whether or not they want to click on something for more information. This is why staging and your listing cover photo cannot afford to be anything less than amazing.

But it's more than how your home appears. Just like Airbnb listings, I strive to fill my listings with killer descriptions that make potential buyers want to call in sick to work so they can rush over and see your home before anyone else has the chance.

Goal: make your house a total no-brainer with my pre-listing staging tips, professional photos, and story-like description that paints the perfect picture of the kind of lifestyle your home offers.

#2) extend their stay

The best Airbnb's make you look through their listing and think, "A weekend away won't be enough time to fully enjoy this place...Let's rearrange our schedule so we can stay longer!"

See, getting potential buyers to schedule a showing is merely the beginning. Now we have to give them a reason to extend their stay.

I help my seller's do this by setting up coffee and snacks in the kitchen during open houses. Mood music unique to the properties best features is a MUST because it breaks the ice and gets people to relax and linger.

Another thing I love is to set up a reading nook, game on the coffee table, or corn hole in the backyard. Because nothing solidifies a deal more than potential buyers actually making themselves at home during a tour.

Goal: give buyers so many reasons to stay that they're actually sad when their appointment time is up.

#3) book before they leave

Some of the best vacations I've been on have had me looking into future availability to stay again before we ever pack our bags to head home. This is my goal when buyers are nearing the end of their showing appointment, too.

My favorite Airbnb's leave a guestbook where guests write reviews of their stay and the owners set out local materials full of the best info like where to eat and what to do while visiting.

I use these same strategies during showings, too. I created a Local Guide full of all the best Madison has to offer that I set out for potential buyers to look through and take home with them. I also encourage my sellers to make a Top Ten List of reasons they love where they live as their "review" of living in their home.

I never assume potential buyers know the neighborhood or community, so I like to over-deliver when it comes to valuable information about life in your home.

Goal: create an immersive experience about life in your home AND your neighborhood so that buyers are already discussing their offer before they walk out your front door.
